Most of what goes wrong happens before the offer.

A VA loan is the best product most EOD families will ever be offered, and it is also the one most often mishandled – by agents who have never seen entitlement restoration, by lenders who treat a deployment like a job gap, by sellers who have been told a VA offer is weak.

Our advisors are not loan officers. They read your loan estimate against the other two you should have gotten, check the entitlement math, and write the contingencies your orders actually require. Then they get out of the way.

Does using a VA loan make my offer weaker?

It makes a listing agent nervous, which is a different problem and a solvable one. Our network agents write VA offers in a way that addresses the appraisal and repair concerns up front, in the offer itself.

Sometimes yes. Sometimes a properly executed power of attorney and the right contingencies make it fine. That is exactly the conversation to have before you fall in love with a house.

Can I get a grant and still use a VA loan?
